1)   We pay to advertise your home with photo ads in both Harmon Homes and Homes&Land.  Our Harmon Homes ad includes 3 pictures of the best characteristics of your home, making your home stand out and making it more inviting.  If you want more serious Buyers to know about your home, the best means to get the attention is through area's quality Real Estate magazines.  These magazines are available 24 hours a day, 7 days a week, for anyone looking for a home.  Of the over 2500 agents in Idaho, there are fewer than 5 of us that spend the money to promote all our listings in both the area's premier Real Estate magazines.  We've designed pages that target Buyers' interests - we give them exactly what they want:  Pictures and Location (click the link to see our promotional layout).  Where most listing agents fail is in not getting enough Buyers to drive by and consider your home.  We make it easy for Buyers to drive by on their own. 

2)  We create a fast loading photo intensive webpage for ALL our listings, big or small.  
Here is an example of the web page we create:  http://www.boisesearch.com/kingswood.htm.   Have you ever gone to a web page on a slow connection and waited forever for pictures to load?  Have you ever gone to a "Virtual Tour" and felt like you were looking at a fishbowl transmission being sent back from the moon?   Our pages load quickly because we use small, clear thumbnails of the best characteristics of your home on the main page.  And we include larger photo pages for anyone who wants more detail.   We place our webpage high in search queries and advertise it broadly so as many Buyers as possible see the many quality pictures showing the value and warmness of your home.

3)  We pay for multiple professional photos to be taken of your home
.  Surprisingly, most listings only have one photo of the front of the home.  Have you ever stood outside a home you were interested in, pulled out the flyer and there was only one photo of the front of the house?   We know that is uninformative and frustrating to Buyer, and so it's not good for our Listing clients.  Therefore, our photographer takes all the interior and exterior pictures you want, then we choose the best 5 to place on your own web page, in the MLS database, and on your flyer.  We give photo-loving Buyers all the information they want. 

4)  Our homes sell faster because we don't hide the address.  
Have you ever looked at a home ad and thought, "That's a nice home.  Where's the address?"   When you were a Buyer, did you prefer having the address?  We've found most Buyers prefer to drive by before taking the time to schedule an appointment.  And we've found Buyers consider our Sellers' homes sooner and more often when they can drive by on their own at their own convenience.  Most Realtors hope to handle both the Buyer and Seller in a transaction, so they hide the addresses so Buyers have to call.  When we list a home, our only focus is helping the Seller get the best price as soon as they would like.  We do whatever helps our Sellers sell their home for a better price sooner.

3) MLS Database – we provide your address in the descriptive remarks so everyone who finds your home online will be able to drive buy and consider your home without having to call a Realtor.  We do a better job of highlighting your home’s uncommon quality characteristics that make it valuable.

4) Internet Advertising - We advertise your on Realtor.com, Yahoo.com, Remax.com, and every other major real estate website.

5) Interior Decorating/Home Preparation Review - If you would like, we will show you how to present your home for sale.

6) On-Call Realtors - Available to show your home immediately if someone expresses interest.

7) Frequent Status Updates - As often as you like, we will regularly provide status of showing activity, promotional efforts, and open house results. Selling a house is a team effort, and we always invite your suggestions.
